Per room is easier to sell over the phone and per square foot is fairer to you. Most operators quote per room with a stated size cap - typically 200 to 250 square feet - and price anything larger as two rooms. Define what counts as a room on the invoice, or you will end up cleaning great rooms for bedroom money.
Should stain treatment be included or extra?
Extra, and named specifically. Pet urine treatment, red dye removal, and heavy traffic lanes need different chemistry, extra dwell time, and sometimes sub-surface extraction. Including it invisibly means you either lose money on bad carpets or overcharge people with clean ones.
Do I need a minimum charge?
Yes. Your van, your setup and teardown, and your drive cost the same whether it is one room or six. A minimum equivalent to roughly three rooms is standard and it stops single-room jobs from being loss-makers.
How do I set expectations about drying time and results?
Write them on the invoice. Typical drying is 6 to 12 hours with airflow, and permanent stains, wear patterns, and sun fading will not lift no matter what you do. Recording that you said so at the time is what prevents an unhappy call the following day.
